Water Ingress Investigation London
Identify and resolve the external source of water ingress before internal damage worsens.
What Is Water Ingress?
Water ingress is the penetration of water into a building through defects in the external envelope. It can enter through the roof, walls, parapets, windows, or any junction where weatherproofing has failed.
Visible damp on internal walls means the problem is already established externally. By the time staining appears inside, the masonry behind may already be saturated. Internal decorating alone does not solve the source and the damp will return.
Identifying the precise source of water ingress requires investigating the building externally, often at height. Water does not always track vertically. It can travel laterally along flashings, lintels, or within the wall cavity before emerging inside.
This is why an external investigation is essential. Without understanding the route and source, repairs risk being misdirected. Our role is to identify the defect, explain how water is entering, and recommend the most effective repair.
Common Sources of Water Ingress
Parapet Walls
Open coping joints, failed pointing, and missing DPCs allow water into the wall core.
Gutters & Downpipes
Blocked or leaking gutters overflow against the building face, saturating the masonry below.
Flashings
Lifted, cracked, or missing flashings at roof junctions and abutments are a primary failure point.
Failed Pointing
Eroded mortar joints on exposed elevations allow driven rain to penetrate the wall.
Roof Edges
Deteriorated edge trims and perimeter details allow water behind the roof covering.
Window Surrounds
Failed sealants, cracked sills, and defective lintels above windows allow water entry at openings.
Our Investigation Process
Visual Inspection
We inspect the external envelope at height, examining all potential water entry points in the area above the internal damp. Rope access allows us to reach these areas without scaffolding where suitable.
Moisture Mapping
Where needed, we correlate internal damp patterns with external defects to confirm the water route. We photograph and document all findings for clear reporting.
Recommendations
We provide a clear report identifying the source, the water route, and specific repair recommendations. Where related repairs can be completed during the same mobilisation, we highlight these opportunities.
Why Act Early on Water Ingress
Saturated Walls Take Time to Dry
Once masonry becomes deeply saturated, drying times increase significantly. A wall saturated for months may take a full heating season to dry after repairs. Early intervention keeps drying times manageable.
Damage Escalates
What starts as a minor pointing defect can lead to saturated timber, decayed joists, mould growth, and structural concerns. Preventive maintenance is consistently cheaper than reactive repair.
Internal Repairs Are Wasted
Redecorating over damp that has an unresolved external source is a waste of money. The damp will return until the source is fixed. Resolve the external defect first, allow drying, then redecorate.
