Roof Leak Investigation London

Active roof leaks need finding and fixing at source. We investigate, identify the defect, and carry out practical repairs during the same visit where possible.

Why Roof Leaks Need Proper Investigation

Water that enters at roof level rarely appears directly below the entry point. It can travel along timbers, follow flashings, run down the inside face of walls, and appear metres away from the actual defect. This is why guessing the source without proper investigation often leads to wasted money on repairs in the wrong location.

When visible damp or active dripping appears inside, the problem is already established externally. The longer it is left, the more saturated the surrounding structure becomes. Saturated walls and timbers take considerable time to dry even after the leak is resolved.

Internal decorating alone does not solve roof leaks. The source must be identified and repaired externally before any internal work is worthwhile. Without addressing the cause, internal finishes will simply fail again.

We aim to find the source and carry out a practical repair during the same visit where possible. This reduces the number of mobilisations, keeps costs proportionate, and resolves the leak as quickly as possible. Rope access avoids unnecessary scaffolding where suitable for these investigations.

Common Roof Leak Sources

Failed Flashings

Lifted, cracked or missing flashings at abutments and penetrations are one of the most common sources of active leaks.

Slipped or Broken Tiles

Displaced tiles expose the underlay and allow water entry, particularly during wind-driven rain.

Blocked Valley Gutters

Debris accumulation in hidden valley gutters causes overflow that enters the roof space without any external sign.

Flat Roof Failures

Splits, blisters or upstand failures on flat roofs allow ponding water to enter the building below.

Parapet and Coping Defects

Open joints in copings and parapets allow water to enter from above and track down internal wall surfaces.

Gutter Overflow

Blocked or failed gutters discharge water onto the wall face which can track inward through failed pointing or openings.

How We Investigate and Repair Roof Leaks

1

Understand Symptoms

We gather information about where and when the leak appears internally. This guides our external investigation to the most likely source areas.

2

External Investigation

We access the roof and systematically inspect all potential source areas. Rope access where suitable allows close-range inspection without scaffolding delays.

3

Identify Source

We identify the specific defect causing water entry and photograph it clearly. Where multiple defects exist, we establish which is the primary cause of the active leak.

4

Same-Visit Repair

Where the repair is within scope, we carry it out during the same visit. This resolves the leak quickly and reduces costs by avoiding a second mobilisation.

Frequently Asked Questions

In the vast majority of cases, yes. By correlating the internal symptoms with a systematic external inspection, we can identify the source. In rare complex situations, we may recommend water testing to confirm the entry point before proceeding with repairs.
Where possible, yes. Many roof leaks can be repaired during the same visit once the source is identified. If the repair requires specific materials or a larger scope of work, we provide a quote and return to complete it as soon as practical.
We understand that active leaks are urgent. We aim to attend within a few working days for active leaks, and can often accommodate faster response for severe situations. Contact us with details and we will confirm availability.
