Render Repair & Restoration — London

Cracked, blown, stained or failing render diagnosed and repaired by IRATA rope access teams. Localised patching or full elevation works — without the cost and disruption of full scaffold.

Render Failure Is Always a Symptom of Something Else

Render does not fail randomly. Cracking, debonding ("blown" render), efflorescence and dark staining all trace back to a specific cause — water entering behind the render, freeze-thaw cycling, substrate movement, or an inappropriate render mix used over a substrate that needed to breathe.

Patching the visible defect without addressing the cause guarantees a return visit within a season or two.

Our diagnostic approach starts with a hands-on inspection: hammer-sound the render to map debonded areas, check moisture content, identify the source of any water tracking behind, and inspect the substrate where render has fallen.

Only then do we quote — because the right repair depends on whether the substrate is a solid masonry wall, a cavity wall with failed DPC, or an EWI system with a damaged finish.

Common Render Defects in London Buildings

Hairline & Map Cracking

Cosmetic cracks that admit water and accelerate freeze-thaw damage. Cut out, primed and made good with matched render.

Blown / Debonded Render

Render that has lost adhesion to the substrate — sounds hollow when tapped. Removed, substrate prepared and re-rendered.

Algae & Lichen Staining

Green and black biological growth — soft-washed and treated with biocide to kill at the root before recoating.

Run-Off Staining

Dirt streaks under sills, copings and overflows. Cause addressed (drip detail, gutter, hopper) then surface restored.

Damp Patches & Efflorescence

Salt staining and persistent damp — water route traced to source (parapet, hopper, lintel) before render is patched.

Fallen Render Above Pavement

Public-safety hazard. Adjacent loose areas removed, area made safe, and a programme priced for permanent reinstatement.

Matched to the Original Render System

1

Lime Render

Period and conservation properties. Hot-mixed or NHL lime, traditional finishes, breathable — protects historic substrates.

2

Cement & Polymer Render

Modern blocks and contemporary masonry — fibre-reinforced and polymer-modified mixes for crack resistance.

3

Silicone & Mineral Topcoats

Self-cleaning, breathable, colour-stable finishes — applied as patch or full elevation, colour-matched to existing.

Render Defects Don't Stay the Same Size

Cracks Spread

A hairline crack admits water; the water freezes; the crack widens. A single winter can take a manageable defect to a full debonding.

Substrate Damage

Once water gets behind the render, the substrate suffers — saturated brick, decayed timber, corroded ties. The repair gets bigger and dearer.

Public Safety Liability

Loose render above a public footpath becomes a liability the moment it is identified. Better to make safe and program than to wait for a falling-debris incident.

Render Repair — Frequently Asked

Texture and tonal variation are matched at the test-patch stage. Where colour drift is unavoidable on weathered render, the repair is taken to a natural break — corner, downpipe line, drip detail — so the new and existing meet at a logical line rather than mid-elevation.
Depends on debonded area. Below ~10% of the elevation, patch and recoat is usually most economical. Above ~30%, full removal and re-render gives a longer-life finish for not much more than aggregated patches.
Yes for patch repairs and recoating. For full strip-and-re-render of large elevations a hybrid solution is often used — rope access for survey and finishing, mast-climber or scaffold for the core wet works where high productivity matters.
Polymer renders are typically rain-safe within 24 hours. Lime renders need protected curing for several days. We programme around weather and protect freshly applied work with breathable hessian where conditions require.
